Salem Village is a villa community comprised of families, retired senior, working professionals, and the unique Florida Species known as "Snow-Bird". It is located within the master community of Ridgemoor, in the Palm Harbor, East Lake area of Pinellas County. Salem Village features 151 attractive villas, with tile roofs, all tucked away in a charming, gated, Palm Harbor neighborhood.
This website is for the use of Salem Village residents and is dedicated to providing information concerning the community and it's affairs. Other website visitors are encouraged to learn a little bit about our community.

GUTTER CLEANING - Spring is upon us now and rainy season will be quickly approaching. NOW is the time to get your gutters cleaned out. If the gutters are left to pile up with leaves and debris, rain water cannot flow freely off the roofs and can back up on to your roof and could possibly seep into the house. Overflowing gutters over a long period of time also cause wood rot. The HOA is not responsible for any leaks where an owner has not properly maintained a gutter. If you are unable to do them yourself and in need of assistance, please reach out to Donna at daryan1966@icloud.com and she can get you in touch with a handyman that can assist you with an estimate.
COMMUNITY POWER WASHING - Community power washing of driveways, public sidewalks and walkways is scheduled for October.
GATE ISSUES, POND ISSUES, TENNIS COURT/PARK ISSUES - All these issues go directly to Ridgemoor Master Association who is managed by Condominium Associates. The contact number is 813-341-0943. If there are gate issues after hours, Trident Security's Service number is posted on the gate 727-339-9468 for you to contact. The quickest way to get issues repaired/addressed is to be proactive and call in the service issues.
GREEN UTILITY BOXES - If you have a utility box in need of a repair/replacement, please determine whose box it is and contact the vendor directly (Duke Energy, Verizon, Spectrum, etc.) Do not contact the Board or Management as the Utilities will only take requests from Homeowners directly.

RESPONSE TIME FOR MAINTENANCE REQUESTS - Salem Village HOA is managed by Elite Property Management, Gail Flowers - gflowers@elitepms.com She is very often out of the office on property or in meetings. The best and quickest way to contact her is via email as it comes directly to her mobile phone, unlike telephone calls that are directed into Elite’s office and become voicemails when she is not there.
Management hours are Monday through Friday 9-5pm. She will provide prompt responses to members questions and concerns. Please do not expect a response after 5pm or on weekends. Non-emergency emails and voicemails are generally responded to within 48 hours. If you have not heard back and it’s been two or three months, that means you did not submit the maintenance request properly into the on-line system.
YARD/HOLIDAY DECORATIONS - Please review the Salem Village HOA Covenants Rules and Regulations regarding yard and holiday decorations - Page 2. Yard and Holiday Decorations should be kept within the garden areas of the property wherever possible so that they do not impede landscape maintenance. If you are running electrical cords across lawns - please mark them clearly with a flag so crews know they are in the grass. Same thing with wires on bushes. If any damage is done to your decorations as a result of no markings it will be your responsibility. If your decorations do not permit any maintenance to be done, your property will not be serviced during that maintenance visit.
RECYCLE BINS - If any new residents needs a recycle bin or if anyone needs a second bin, we have a few extras that will be handed out on a first come/first serve basis. Please email gflowers@elitepms.com if you would like one.
COMMUNITY PARKING - Please review the Salem Village HOA Covenants Rules and Regulations regarding Parking - Page 5. We are seeing more and more issues where sidewalks are being blocked by cars routinely. Please keep in mind there are many residents/health care workers that have difficulty getting wheelchairs and walkers around the cars that block the sidewalks. Also, please remember that prior approval is required if you wish to have a work trailer/POD parked in your driveway for any length of time. The form for that approval request is on the Website or you can email Gail Flowers and she will send it to you.
HOLIDAY TRASH PICK UP SCHEDULE - The following is a list of observed holidays with our waste/trash company where there will be NO pick up: New Years Day; Memorial Day; Independence Day; Labor Day; Thanksgiving Day; Christmas Day
TRASH & RECYLING PICK UP - Garbage cans/rubbish are to be placed curbsides no earlier than 5:00 pm prior to pick up date. Also, all trash must be stored in a covered trash can (no bags please for the wildlife to make a mess with)
CELL TOWER - Just a reminder to all residents that this cell tower project is being managed by Condominium Associates for Ridgemoor Master Association. If you have any questions or concerns about the project, please reach out to Condominium Associates at 813-341-0943 or email pasco@condominiumassociates.com.
POOL REMINDER - Just a reminder that food is not permitted in the pool and pool surrounding area. Food is permissible on the covered lanai area on the tables. Please make sure your guests are aware of these rules as well.
MAINTENANCE REQUESTS - ALL maintenance requests should be submitted through the maintenance request form found on the home page of the www.salemvillagehoa.com website. Your password is not needed to do this. You will see an Orange button labeled MAINTENANCE REQUEST. Just complete the information and submit the request so it can be assigned out to the appropriate individuals and vendors. Be sure to remember to check the “I am Not a Robot” box before you check SUBMIT. When you submit the request, you will automatically receive a copy of the request you submitted as well so you know that it went through properly.
DRAINAGE ISSUES - Drainage is the responsibility of the homeowner. Please check your gutters and drains to make sure they are not in need of cleaning
PERSONAL VENDORS - If you hire a vendor to do work at your villa, please make sure they clean up after themselves as that is not a responsibility of the association. Please do not allow them to clean paint and concrete on the newly installed roads.
UTILITIES - Duke Energy, Water Meter Boxes (Pinellas County Utilities) and Cable Issues - homeowners with any issues with these services should be contacting these service providers directly and not the homeowner’s association.
